Approvals must also be treated as part of the overall schedule. A commercial construction project in Ontario may require some combination of zoning review, site plan approval, building permits, demolition permits, electrical approvals, fire department review, utility coordination, road occupancy permits, or conservation authority considerations. Requirements vary by municipality, location, and scope.
Municipal comments, consultant revisions, owner decisions, and resubmissions can affect the planned start date. We recommend building those review cycles into the schedule rather than treating them as separate administrative tasks.
Build Safely From Mobilization Through Turnover
Once approvals, procurement, and planning are sufficiently advanced, construction moves into site setup and physical work. Mobilization may include fencing, hoarding, temporary utilities, site offices, safety procedures, traffic management, equipment delivery, material storage, and access planning. Where a site remains occupied, the construction team must also plan around employees, tenants, customers, deliveries, and ongoing facility operations.
Early field work can involve demolition, clearing, excavation, grading, underground servicing, footings, foundations, and slab preparation. Soil conditions, groundwater, existing utilities, weather, and restricted access can all affect this phase. A capable commercial general contractor monitors these conditions closely and coordinates appropriate responses with the project team.
Structural construction may use steel, reinforced concrete, masonry, pre-engineered metal building systems, or a hybrid approach. The selected system influences spans, clear heights, loading capacity, future expansion potential, installation sequence, and overall building use. Once the structure is in place, attention shifts to the building envelope, including roofing, waterproofing, insulated wall systems, glazing, exterior doors, air barriers, and insulation.
A weather-tight building supports more reliable interior work and protects completed materials. Mechanical, electrical, and plumbing systems then require close coordination with the structure and architecture. Typical systems include HVAC, electrical distribution, lighting, plumbing, fire protection, fire alarm, emergency power, data, security, access control, and building automation.
Interior construction follows as partitions, ceilings, flooring, washrooms, millwork, doors, hardware, finishes, and equipment installation are completed. Near the end of commercial facility construction, the project team moves through inspections, deficiency reviews, testing, commissioning, and substantial completion.
Commissioning is the practical process of testing and verifying that systems operate as intended. This may involve HVAC controls, emergency systems, fire protection, electrical equipment, building automation, and specialized operational equipment. Turnover documentation commonly includes as-built drawings, operations and maintenance manuals, warranties, training records, testing reports, keys, access credentials, and commissioning materials.
